Under the direction of the Housing Director, the Project Manager oversees and coordinates activities relating to development of affordable housing from land/property acquisition through completion of construction/rehabilitation and rent-up. This position is characterized by a high degree of initiative, organization, capacity for assuming responsibility, interest and dedication to producing and preserving affordable housing, and an ability to work with a diverse group of staff, community members, funders, and consultants. The position also requires advanced verbal and written communication ability.

PRIMARY RESPONSIBILITIES
• Participate in initiating and evaluating new development opportunities.
• Research, prepare, and analyze development and operating budgets.
• Project and manage project schedules.
• Select and oversee all consultants including architects and contractors and attorneys, in accordance with applicable procurement requirements.
• Oversee Planning Department and Department of Building Inspection permit and approval processes.
• Develop relationships with service providers and review service plans for supportive housing projects.
• Make necessary applications to local, state, and federal institutions for loans or other financing. Comply with funders’ requirements and/or guidelines in all aspects of development.
• Review and interpret loan documents and regulatory agreements as well as other contractual documents.
• Coordinate, attend, and facilitate project-related meetings as necessary.
• Interact with local community groups as needed during planning, development, and/or rehabilitation of projects.
• Work with BHNC Asset Management to prepare projects for occupancy.
• Participate in housing and land use advocacy and policy initiatives and collaborations.
