Job Description:
• Provide detailed project support to Director of Business Development and other Directors of Development on all aspects of new prospects as needs arise.
• Prioritize new prospects and leads of potential acquisitions.
• Complete research on development feasibility of potential sites, including:
o Evaluating potential new acquisitions including conducting market research, evaluating zoning, analyzing development potential/site unit yield, estimating construction costs, development fees, parcel assessments, etc.
o Performing proforma analysis on affordable and mixed- income deals.
o Completing site amenity scoring for 9% tax credits and other funding programs.
o Performing feasibility studies.
o Researching and collecting comparable sales statistics.
• Assist with preparation of responses to development RFPs.
• Prepare letters of intent and prospect packages for internal review and approval by Director of Business Development.
• Prepare due diligence contracts and review due diligence reports prior to approval by Director of Business Development and senior management.
• Prepare feasibility budget and operating budget requests for prospective acquisitions.
• Prepare funding applications for new prospects, as applicable.
• Manage acquisition loan closings including coordination of title and loan documents.
• Prepare presentation materials as needed, including graphs, power point slides, and printed materials for internal and external partners as requested.
• Coordinate and conduct meetings with internal departments, outside consultants, contractors, public agencies and financial partners as necessary and required during initial feasibility and due diligence.
• Create Development Committee and Board of Directors packages, investment proposals, and acquisition summaries for review by Director of Business Development.
• Facilitate the transition of prospects to project management team, including identification of key issues and terms in a project summary and turnover of files.
• Attend public meetings related to local Housing Elements and adoption of Housing Impact Fees for MidPen’s identified priority cities.
• Maintain and refine acquisition/rehab and mixed-income proforma models as needed.
• Assist with general duties as assigned.

Qualifications:
• Bachelor’s degree in Urban Planning, Community Development, or related fields required. Master’s degree in related field preferred.
• Minimum two years of progressive experience in a similar real estate development position, preferably with exposure to Low Income Housing Tax Credits in California.
• Experience with modeling such as cash flow models or IRR and Tax Credits preferred.
• Proficient in Microsoft Office Software including Word and Power Point, with advanced knowledge of Excel.
• Knowledge of Federal, State, Local and Private sources of financing for affordable and mixed income housing.
• Ability to compile data accurately and efficiently, conduct research, and prepare narrative reports and proposals.
• Ability to work in a fast-moving, flexible environment and adapt to changing needs of the Development Department as new projects and tasks arise.
• Must possess a valid California Driver’s License, reliable transportation, and current proof of insurance.
