Job Summary
We’re looking for an entitlements specialist to help us manage a number of projects including supporting a strategic partnership with a secondary unit manufacturer to place over 100 3-D printed housing units throughout California and to assist with a number of entitlement projects in the Bay Area. We attain to integrate sustainability measures in all our projects through a partnership with Rincon and Associates, an environmental services company. We’re looking for someone with planning background and/or strong ability to read and understand planning and zoning code. Qualified candidates might include former city or county planners, former developers, architects, or entitlements processors/expediters. BuildZig helps consumers, developers, investors, and lenders manage their development projects through any phase of development, including site feasibility analysis, design, pre-construction, and construction.
Major Responsibilities/Activities
• Work with developers, investors, consumers, lenders to build successful projects
• Work with clients to build a team of professionals, including engineers, architects, contractors, and subcontractors
• Procure entitlements including General Plan Amendments, Zoning, Tentative Maps, Development Agreements et al, and process construction plans and permits with governmental/environmental agencies;
• Assist in land acquisition feasibility, potential risk analysis, and due diligence associated with land purchase process
• Present projects at relevant public hearings, meet with city staff, Planning Commissioners, and City Council members
• Manage consultants, procure contracts, compile budgets, consolidate and submit design review applications and process applications for approval
• Oversee project approvals and implementation (Conditions of Approval, Development Agreement)
• Lead a team toward a successful planning, building, and public works submittal packages and facilitate meetings needed to enable successful processing of projects
• Process invoices and maintain project budgets through transition of project to a construction project manager
• Prepare project schedules in consultation with the clients, the project design and engineering team, appropriate agency staff/timelines, and the CEO.
• Coordinate and manage project start-up process
• Prepare, submit and track project related utilities applications for client and in-house projects through both design and construction phases of a project.
• Research zoning code and site opportunities and constraints to produce feasibility reports for client project sites
• Work closely with the rest of the BuildZig Development Services team to enable success on client and in-house projects
• Coordinate with the engineering and detailing teams for the submittal and tracking of all shop drawings, as-built drawings, operation and maintenance manuals, commissioning reports, RFI’s and Change Orders
• Request quotes from subcontractors and consultants for review and selection with CEO and clients.
• Attend in-house preconstruction startup meetings• •
• Work with the development services team to continuously review and improve service delivery on client and in-house projects
• Work with the CEO and others to grow the number of entitlements projects and the types of clients served by the company

Minimum Requirements
• Ability to comprehend civil and architectural plans
• Understanding of Microsoft applications including Word, Excel, and Project; Experience in the real estate/development/construction industry or has studied planning and zoning.
• Superior written and verbal communication skills (able to write reports on entitlements to clients in a way they will understand)
• Outgoing, professional demeanor with the ability to establish and maintain effective relationships;
• Bachelor’s Degree
• Ability to write well, with minimal mistakes and grammatical errors
• An ability to stay organized and focused under pressure.
