ROLE DESCRIPTION

The newly created role of Assistant Project Manager-Analyst (APM) will provide direct and daily support to the Senior Project Manager (SPM) overseeing BUILD’s most complex $1 billion master planned real estate development project, India Basin, while also providing analytical support to the management team. The APM’s primary focus will be daily management of India Basin schedules, contracting, invoices, budgets, and pro-forma/underwriting updates. This position presents a unique opportunity to gain broad experience at one of San Francisco’s most creative and green real estate development companies. The APM will report directly to the India Basin Senior Project Manager.

PRIMARY PROJECT RESPONSIBILITIES: 70% TIME

Manage consultant contracting, performance tracking, and budgeting.
Prepare and update project schedules (entitlement and pre-construction) in MS Project.
Financial tracking, including operating and maintaining project draw schedules and budgets.
Maintain, update, and improve existing project pro forma in close coordination with Capital Markets.
Coordinate and schedule project-related meetings with consultants, City agencies, and Build staff.
Prepare agendas for, participate in, and maintain action items and minutes for project meetings.
Attend project-related meetings with City agencies as requested by SPM.

ANALYST RESPONSIBILITIES: 30% TIME

Assist in the preparation of financial models and sensitivities for underwriting development, joint venture, and investment opportunities. Understanding of waterfalls and cash flows is useful.
Conduct analysis of local market conditions impacting development and investment opportunities.
Assist in the preparation of offering memoranda and other marketing materials.
Participate in and facilitate due diligence and process for debt and equity investors.


PREFERRED MINIMUM QUALIFICATIONS

4 years (or relevant, related) experience in real estate project management, including demonstrable success in managing and tracking project budgets and external consultant contracts.
Highly organized person with the ability to prioritize and follow up high volumes of workflow and scheduling.
Proficiency in Excel and real estate finance analytics with demonstrable modeling experience.
Ability to synthesize and articulately present a variety of data in a meaningful way.
Excellent verbal/written communication and presentation skills.
Team player with the ability to work independently in an entrepreneurial environment.

DESIRED SKILLS

Experience working in San Francisco entitlements.
Familiarity with the California Environmental Quality Act (CEQA) process and managing complex projects through the CEQA review process.
A demonstrated passion for Build’s design and urban place-making values.
MS Project experience.
